The Tracy real estate market has experienced a substantial increase in available homes for sale, rising by over 53.2% compared to this time last year. Pending sales have also surged, showing an increase of 34% year-over-year. Additionally, sold sales have climbed by 20% during the same period.

In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller’s Market zone so watch changes in the MAI. If the market heats up, prices are likely to resume an upward climb.
