I'm Donny Piwowarski, Broker/Owner of Hero Real Estate.
For more than 24 years, I've helped homeowners, buyers, investors, and property owners navigate some of the biggest financial decisions of their lives.
But my approach to real estate didn't begin in real estate.
It began in Silicon Valley.
Before becoming a real estate broker, I worked in the technology industry, where I learned to think differently about systems, marketing, data, and how technology can solve problems.
When I entered real estate, I quickly realized something:
The industry relied far too heavily on putting homes on the MLS and waiting for buyers to find them.
I believed there was a better way.
Today, I combine decades of real estate experience with technology, digital marketing, local market knowledge, and negotiation to create a more proactive approach to selling real estate.
I don't just list homes. I create a market for them.
Why I Approach Real Estate Differently
Most homeowners assume that when an agent lists a property, a sophisticated marketing campaign begins behind the scenes.
Unfortunately, that's not always what happens.
The traditional approach is often remarkably simple:
Take photos. List the home on the MLS. Syndicate it to Zillow and other real estate websites. Hold an open house. Wait.
Those are important tools, but I don't believe they constitute a complete marketing strategy.
When I represent a seller, I want to answer a much bigger question:
Who is the most likely buyer for this home, and how do we get the property in front of them?
That question drives everything.
Depending on the property, I may target homeowners and buyers in specific Bay Area communities, develop social and digital advertising campaigns, create video content, market directly to agents, launch Coming Soon campaigns, use retargeting, reach my existing database, and build a unique story around the property.
The MLS is part of my strategy.
It isn't the entire strategy.
24+ Years of Experience Without 24-Year-Old Marketing
Experience matters tremendously in real estate.
I've been through changing markets, multiple economic cycles, shifting interest rates, housing booms, housing downturns, difficult negotiations, complicated inspections, appraisal problems, financing challenges, and transactions where seemingly everything that could go wrong decided to do so at approximately the same time.
That experience matters when a transaction becomes complicated.
But experience should never become an excuse for doing things the way they've always been done.
Technology changes.
Marketing changes.
Buyers change.
Markets change.
A good real estate broker should change with them.
That's why I've continued investing in digital marketing, technology, artificial intelligence, video, data, automation, and new ways of reaching buyers.
I want my clients to have the benefit of decades of experience without being stuck with decades-old marketing.
More Than 1,000 Homes Sold
Over my career, I've had the privilege of helping clients with more than 1,000 real estate transactions throughout the Bay Area and Central Valley.
But transaction count alone doesn't tell the whole story.
Every property has a different challenge.
I've represented first-time sellers, longtime homeowners, investors, landlords, families relocating, owners selling tenant-occupied properties, clients considering cash offers, expired listings that failed to sell the first time, and properties requiring extensive preparation before they could successfully reach the market.
My job isn't simply to put a property up for sale.
My job is to figure out the strategy most likely to produce the best outcome for that particular owner.
Sometimes that means traditional marketing.
Sometimes it means preparing the property differently.
Sometimes it means targeting a completely different buyer.
And sometimes my advice is that selling right now isn't the best decision at all.
That's what I believe an advisor is supposed to do.
My Silicon Valley Background
Long before digital marketing became a real estate buzzword, technology was already part of my professional life.
I spent more than a decade working in Silicon Valley technology and operated a computer support company in San Jose.
That experience fundamentally shaped the way I approach business.
I learned to look at systems and ask:
Why are we doing it this way?
Can technology make this better?
Can we measure the results?
Can we reach the right person instead of simply reaching more people?
Those same questions influence how I market real estate today.
Instead of simply asking where a property should be listed, I think about who should see it, where those people are located, what message will get their attention, and how we can reach them.
Local Knowledge With Bay Area Reach
I'm a Bay Area native and have spent decades working throughout Northern California.
Today, Hero Real Estate is based in Tracy, and I work extensively throughout Tracy, Mountain House, the Central Valley, and the Bay Area.
That gives me an interesting perspective on these markets.
I understand both sides of the migration between the Bay Area and Central Valley.
For sellers, that's particularly valuable.
The next buyer for a Tracy or Mountain House home may currently live in San Jose, Fremont, Dublin, Livermore, Pleasanton, or elsewhere in the Bay Area.
They may not even be actively searching your neighborhood yet.
That's exactly why I believe marketing has to go beyond waiting for someone to discover a property on a real estate website.
I Understand Real Estate From More Than One Perspective
My experience isn't limited to residential sales.
Over the years, I've worked with:
Residential buyers and sellers
Real estate investors
Multifamily properties
Commercial sales and leasing
Rental properties
Property management
1031 exchanges
ADU projects
Property renovations and repositioning
I've also owned and operated real estate investments myself.
That matters because real estate decisions aren't always simply about buying or selling.
Sometimes the better question is:
Should I sell it?
Should I rent it?
Should I improve it first?
Would an ADU make sense?
Should I exchange into another investment?
What does this property actually cost me to own?
My goal is to help clients look at the entire picture rather than simply focusing on the next transaction.
Straightforward Advice
One thing my clients learn pretty quickly about me is that I'm going to give them my professional opinion.
Even when it's not necessarily what they hoped I'd say.
If I believe a home is overpriced, I'll explain why.
If I think an offer is stronger than it initially appears, I'll explain that too.
If I think spending money on an improvement won't produce a return, I'm going to recommend against it.
And if I think there is a better strategy available, I'm going to bring it up.
After more than 24 years in this business, I've learned that telling people what they want to hear might win a listing appointment.
Telling them what they need to know builds long-term relationships.
I'd rather build the relationship.
Why I Built Hero Real Estate
I created Hero Real Estate because I wanted the freedom to build a brokerage around the way I believe real estate should actually work.
Technology should make agents better, not replace relationships.
Marketing should create demand, not simply announce that a property is available.
Experience should produce better advice, not resistance to change.
And clients should understand the strategy behind the recommendations they're receiving.
Hero Real Estate gives me the ability to combine those ideas under one roof.
Beyond the Transaction
My relationship with clients doesn't necessarily end when escrow closes.
Through my work in residential real estate, commercial real estate, investment properties, and Haven Property Management Group, I'm able to help clients through different stages of property ownership.
Some clients start by buying their first home.
Years later, they sell it.
Then they buy an investment property.
Eventually, they may need property management, complete a 1031 exchange, purchase commercial real estate, or begin planning how their real estate fits into their long-term financial goals.
That's the kind of relationship I want to build.
Not one transaction. A real estate resource for decades.
My Philosophy
Don't Wait for the Market. Create It.
Real estate has changed dramatically since I entered the business.
The fundamentals still matter: experience, pricing, negotiation, communication, and understanding people.
But the tools available to us have changed completely.
I believe the best approach combines both.
Old-fashioned experience. Modern technology. Aggressive marketing. Straightforward advice.
That's how I approach real estate.
And that's what my clients can expect from me.
